Overview
Through the gates of the private Blue Cay Estate on the northeastern tip of Providenciales, Cabuya is a 7,500-square-foot villa rental set across seven acres of Leeward, Turks and Caicos, where floor-to-ceiling glass draws the eye straight out to turquoise water and the protected wildlife preserve beyond. Built in 2020, the villa merges expansive indoor living with seamless outdoor space, giving guests a fully staffed, resort-caliber stay inside one of the island’s most exclusive gated communities.
Six bedrooms sleep up to 14 guests across the main villa and a separate guest house. Upstairs, the master suite opens onto a private balcony and its own firepit; downstairs, three further king bedrooms each come with private outdoor space and en-suite bathrooms, several with both indoor and outdoor showers, alongside a bunk room built for younger guests. A sixth king bedroom sits in the guest house, with its own kitchenette for those wanting extra privacy. Every bedroom is air-conditioned and en-suite, finished with walk-in closets and ocean views throughout.
Outside, this Providenciales villa rental centers on a heated infinity pool framed by lawns and palms, with additional lounging spread across a pergola-covered terrace, an extended outdoor living room, and an over-water hammock at the end of the private dock. Guests can kayak straight from the beach into the neighboring mangroves — a haven for birdlife within Princess Alexandra National Park — or be picked up by boat from the dock for a day on a nearby deserted cay. Evenings gather around the firepit or in the media room, and a private gym rounds out the property’s amenities.
A private chef prepares three meals a day, backed by a full team — villa host, housekeeper, gardener, pool person, and a personal concierge — with a property manager on call throughout the stay.

For other dates, cancellations made 61 days or more before arrival are subject to a US$250 administration fee. Within 60 days of arrival, the full rental amount is retained.
